There's no such thing as an objectively good flat. The AX score adapts to you in two ways — so the same listing can be an 88 for one person and a 62 for another, and both are right.
Tick the things you'd refuse to live without — dishwasher, balcony, bike storage, lift, washing machine, garden. Flats that hit your must-haves climb; flats that miss them slip.
Pick up to three things that make an area work for you — walkable, green, well-connected, lively, quiet, safe. The location pillar reflects just those traits, so you stop getting penalized for things you don't care about.
